Welcome to PLACIFY. By accessing or using our website and services, you agree to comply with and be bound by the following terms and conditions.

1. Introduction

PLACIFY offers luxury short-term rental accommodations in London and beyond. These terms govern your use of our website and services.

2. Booking and Payments

• All bookings are subject to availability and confirmation.

• Full payment is required at the time of booking unless otherwise specified.

• A valid ID and security deposit may be required upon check-in.

3. Cancellations and Refunds

• Cancellations made at least 24 hours prior to check-in are eligible for a full refund.

• Late cancellations may incur a fee or result in forfeiture of the booking fee.

4. Guest Responsibilities

• Guests must take care of the property and its contents, using them in a responsible, tenant-like manner.
• Report any damage, required repairs, or maintenance issues immediately in writing.
• Keep all contents and appliances in good condition (excluding fair wear and tear).
• Avoid overloading electrical circuits by using multi-socket adaptors or extension cables inappropriately.
• Maintain the property in a clean and tidy condition throughout the stay.
• Allow access for necessary repairs, cleaning, or inspections with reasonable notice.
• Take reasonable steps to avoid drain blockages and ensure gutters and pipes are free of debris.
• Protect the property against freezing conditions and burst pipes, especially during cold weather.
• Keep the property ventilated to prevent condensation and mould.
• Ensure chimneys and flues (if applicable) are kept clean and swept at the end of the stay.
• Store fuel (e.g., coal/logs) safely to prevent damage to the property.
• Dispose of rubbish properly and keep the property free of pests or infestation.
• Do not alter the property’s structure, decoration, or layout without prior written consent.
• Do not remove or store property contents in a way that could cause damage.
• Avoid fixing or hanging items to walls without permission.
• Do not display signs, banners, or similar items visible from outside.
• Do not install satellite dishes, aerials, or cable TV/phone lines without consent.
• No pets allowed without written permission from Placify.
• Smoking is strictly prohibited inside the property without prior consent. Any damage or odours caused by smoking must be remedied at the guest’s cost.
• Do not change, install, or alter locks without permission, except in emergencies. Lost keys will incur replacement and/or lock change costs.
• A £75 surcharge applies for lockouts (£150 for out of hours (5 pm – 9 am))
• Correct use of the burglar alarm is required (if provided). Guests must not change the alarm code without consent.
• Secure the property when unattended, locking all doors and windows and activating the alarm (if applicable).
• Do not leave the property unoccupied for more than 14 consecutive days without notifying the host.
• Personal belongings are not insured under the host’s policy. Guests are advised to arrange their own insurance.
• Provide access to the property for inspections or repairs with 5 working days’ notice (except in emergencies).
• In an emergency, take reasonable steps to prevent further damage and contact the host immediately.
• Notify the host immediately of any defects, damage, or burglary.
• Forward any correspondence intended for the host as soon as reasonably possible.
• Do not obstruct communal areas or hang laundry outside unless permitted.
• Do not cause nuisance or disturbance to neighbours. Quiet hours are 10:00 PM – 9:00 AM.
• Music, TV, and noise must not disturb neighbours, especially during quiet hours.
• Use the property solely as a serviced accommodation unit. No parties, gatherings, extra guests, or commercial filming allowed.
• Do not use the property for illegal or immoral activities or register a business at the address.
• Do not store or bring dangerous, combustible, or flammable substances onto the property (except standard household items).
• Notify the host if bringing gas appliances. These must be installed by a Gas Safe registered engineer and removed if unsafe.
• Use of illegal drugs or controlled substances is strictly prohibited.
• At the end of your stay:
  • Repair or pay for any lost or damaged items (excluding fair wear and tear).
  • Return any rented appliances arranged by the host.
  • Return all keys and remotes. Charges apply for any missing items.
  • Remove all personal belongings. You are responsible for any removal or storage costs if left behind.
• Do not install or disconnect any utilities or telephone services without prior written consent.
• Guests are responsible for the costs of reconnection if services are cut off due to non-payment or unauthorised disconnection.

5. Liability

PLACIFY is not liable for:

• Personal injury or loss during your stay.

• Third-party acts or events outside our control.

6. Modifications

We reserve the right to modify these terms at any time. Continued use of the site or services implies acceptance of the updated terms.

7. Governing Law

These terms shall be governed by the laws of England and Wales.
